The stone farmhouse from which a beautiful B&B has been created is located in a hamlet in the Valmarecchia valley from where the view  can range freely on the splendid hills. It offers a peace and tranquility that few other accommodation facilities are able to offer. Close to the town of Novafeltria, a small center and crossroads of services for daily life, the privileged position allows you to move easily (even with bicycles) to nearby Perticara and to the nearby Monte Pincio, a destination for cycle tourism and trekking enthusiasts.

FEATURES

The property is spread over three levels.

• On the ground floor there is the small and well-kept hall for registering guests, the kitchen available for each service and the large room with fireplace, curated in every detail. Always on the ground floor there is a room available for guests with special needs.  The whole plane is characterized by walls with visible stone and the attic with beautiful wooden beams and tiles.

• On the upper floor three bedrooms, each with bathroom, perfectly furnished in style, elegant and well -kept in every detail ,have TV and internet connection.

• A small apartment used by the property as personal rooms during the work season was obtained on the second floor.

SERVICE

The B&B is equipped with all network services, water service, electricity, telephone and gas, being located in a small village it is connected directly to the sewerage network.

FINISHES

The farmhouse has been recently renovated. The in-depth renovation involved the entire structure, adapting it to current seismic regulations, the technical equipment, the electrical system, the plumbing system and the heating are completely functional and compliant. The aesthetic and structural part was the subject of particular care, in the refinement of the materials used and their installation. The entire structure has exposed stone walls, wooden beams with tiles, wooden window frames with double glazing, the bedroom doors are ancient, maintaining the period locks and latches, which have also been restored.

USE AND POTENTIALITY

The property is currently used as a B&B, ready to be used for income without the need for any modification or construction work.
